Using Professional Search Services Affords Better Chance of Acquiring Property

Had a 3 star General in today to a consult meeting. He was telling me that he lost a property that he really wanted because someone got to the house before he did.
This to me is typical when you run around and try find a home on your own.

For example, when we meet with clients we always meet in the mornings. We never show after dark and we never show in the evenings when not dark. Why? Because we want to make sure that our clients get the house they want. Many people make the mistake of looking after work on so on. It just doesn't work. Sure, do this many times over and over you will eventually find a place. You just have to hope then that you do not pay too much or get scammed.

Working with a pro just makes life easier. How do you tell if you are working with a pro? Easy....Ask if that's all they do and how long they have been doing it. My company actually teaches agents how to help people find homes. Not all agents are knowledgeable to assist. Nothing personal it's just a fact. Be sure to ask if they are professional rental advisers.

We consider ourselves the best in the business. Passionate about rentals and helping our clients win.....winning! It is rare they don't and again it's because we position everyone to look at the right time with the right tools and guidance.

Same Mistakes Different Year....Here we go again.

Wow...Wow...Wow....It's to the point where I am feeling as if it will never change.

It is absolutely amazing to me how people deal with rentals these days. These are bright, professional people of all ages that all have one thing in common. They are doing everything they can to pay more for a rental, lose a rental they really want or get involved with someone who is trying to rip them off. It is amazing to me!

Example, had a call from an individual who wanted to see a home she had already seen with another agent. First, I do not step on other agents toes. The person is wasting everyone time by calling Real Estate office and trying to get the first agent who will be in essence a professional door opener. Obviously if this person cared about the agent who already showed her the house she would have at least remembered her name. Furthermore, she lost the house to someone else because she didn't work one on one with an agent and trying run around and do all of this on her own without a plan. Does that sound like a good idea? I don't think so.

Folks, if you want to get a rental property without alot of running around work with a professional and work with one person who is simply trying to earn a living. Stay loyal provided the agent is doing his or her job.

It's only the 17th of January and I get e-mail after e-mail from people are searching on Craigslist...OMG...NOOOOOO. How many times, how many years have I begged you not to use the most criminal site on the Internet. YES CRAIGSLIST.
I'm not even going to go there anymore. Just read prior posts.

If you are looking for a rental property and want chaos, potential over-payment, scam...do not call me just keep doing what your doing. Oh, I know a very expensive Lawyer who can get you out of your Jam.

Be smart people. Use a professional like us to help you. It's just good advice!

It's official again....Computer rental searches simply do not work.. or at least...

Recently ran a poll on my site. I already knew what the outcome would be but wanted to make it official.

Of the people who took my pool asking how long they had been looking slightly over 46% have been looking longer than my clients take to find a home which is usually 4-7 hours.
Nearly 1/3 of those polled have been and are still looking after 2 months!!!!!! What?? 
Almost 20% that are still looking for a single rental property have searched online for over 3 Months!!!!!!! 
This is absolutely crazy!

So again, this year 2012. If you think looking online is the answer to finding a rental you are wrong wrong wrong UNLESS you have alot of time and patience.
You're also going to need to know about lease laws, lease agreement, lead based paint requirements, pet deposits, human deposits, when you get your money back interest rate on deposits, transfer clauses, owner transfer clauses, damage fees, walk throughs and the list goes on and on yet people still think they can do this on there own without a hitch.

If you think for one moment that the owner of the home you are about rent is on your side you can take that happy thought and throw it away. It is a FACT that most For Rent by Owners will overprice there homes. It is also a fact that they may use an illegal lease that they pulled off the Internet. Oh, and you have to hope that person who is showing you the house who says is the owner IS actually the owner. Perhaps you are dealing directly with a real owner who is going through foreclosure. Do you really think they are going tell you? NO WAY! People getting scammed every day on that one.

Let me give you a little advice OK?

Use a professional who does rentals like us. One afternoon is all it takes, you know the price will be right, you know that the owner is the owner, you know that the lease you sign is an acceptable fair and legal document.
What's wrong with that....Comon tell me.

Happy New! 2012, January Moves are here again!

January is on of the busiest moves months of the year and it's already starting to heat up. Alot of corporate moves and transfers happen this time of year. Most people think it's slow....not so. When you look now you are in a competitive marketplace. People need to get settled in and settled in quickly. Having said that, again sadly people are using Craigslist and other online services where's there's no one representing you when looking for a rental. Why people why??
Why are you dealing directly with an owner? If he is she is really the owner? How are you determining that the price is correct. People are using Active rental stats to see if there rental price is correct or not. OMG are you kidding? You don't use currently available rent stats to see if your paying or pricing a home correctly. You use recent rented stats on homes that "HAVE" rented.
Has a for rent by owner argue with me that this was a bad way to price his home. He thinks that looking at other neighboring homes that have NOT rented is the way to go. Well, I can see why he would think that. Most are overpriced!
People, you are going to pay too much is you deal directly with an owner without someone like me to help you determine if the price is correct or not. We have the data. RENTED data is NOT available online. This is why so many people find out from there neighbors that they are paying way too much.
How would you like to wake up after moving into your new rental and then have the neighbor tell you he or she is paying hundreds of dollars less and they are NOT paying the HOA fee.
Many for rent by owners will try to get you to pay that fee. NOOOOOOOooooo! Yet, people do it day after day.

It's 2012...use a professional for whatever it is your are not proficient at. That's why we are here. We work for you! Not the owner!.

Things will start heating up in January rental market so be ready!

Alot of people ask me when is the busiest time of year...The answer may surprise you. Right after the Holidays the market spikes up dramatically as people get transferred or start a new life by moving to Northern VA, DC job market.
January historically is one of the busiest moves months of the year. That's right!

While December is the slowest month for obvious reasons, January is one the busiest. Many home owners think it's not wise to rent there home in January due to the cold ect. Not so....

Fewer homes are on the market, increase demand make this a very good time to market your rental property. I'm n ot saying the Spring and Summer months are bad, there not. Basically you want to rent anytime before the end of August or start in January.

It's going to be another great year.

Thanks you clients!

Today I found out that both of my most recent clients were accepted on the houses I showed them. It really gives me great satisfaction to help people who have gone online before using my services only to show yet again that searching online is about as productive as walking in a circle going nowhere. Sure sometimes people get lucky and find a place but then you have to hope you not dealing with one of the many scams that go on everyday. 

I've said it a million times, use a professional that has experience and you'll get out of the circle and start headed to the goal much quicker.

So how do you find a professional? Good question....

Some people think calling anyone can help. Many Realtors have good intentions but most that are doing rentals are doing so because the sales business is slow. There's alot to finding a rental. You have to understand the market, timing, when the peak inventory is available, lease terms, lead based paint requirements, how to deal with pets. Oh, by the way. One of my last 2 customers both had pets. One had 3 cats and the other a dog...No problem "IF" you do it the right way.

Craigslist Alert! Please Read

If you are not aware, Craigslist one of the more popular website to search for rentals and anything else is becoming more and more dangerous. I think it's clear that you should stay away from looking at rentals from craigslist. What I am saying now is that people are getting robbed and even killed. Just go to Google and put in these two words. robbed craigslist and you will read article after article on the activities going on.

This is why I say to people day after day. STAY AWAY FROM CRAIGSLIST...If you dare use Craigslist you are a FOOL!
Yes, I said it and I'll say every day. YOU ARE A FOOL if you use Craigslist for anything unless you know the person or you are an expert and totally 100% understand the situation you getting involved with.

Also, this goes out to owners of properties advertising legitimate rentals. If you think for one second that letting perfect strangers into you home is a good thing, you are as foolish as the rest.

"Cesspool of Crime,"


Folks, just stay away please. Use professionals. You will save time, money, stress and perhaps your life.

The Frustration in finding rentals....There is a cure.

Seems like I keep posting the same blog messages year after year. Still I find it amazing how many people use online sites to try to find a rental "blindly". What do I mean?
When people go online to try to find a rental home there are many questions that are never raised that one should raise. One of the biggest questions that one should ask is this...."When should I look for a property for my occupancy date"? I have never had anyone ask me this question though it is the first question you should understand the answer too.
Most people will start too early. They know there lease is up in 4 months so they start the search. This is the first stage of the frustration process. The first thing people notice is that there is nothing online for there timeframe but they keep looking...."Maybe another website"....same result ect ect.
In Northern VA you need to look about 30 days before you need to move. My typical response when I tell people that is...." We need to start now" OK, well that great if there were places out there to look at.
You see, people don't realize that there is a process that they can go through that if done correctly will take the stress and frustration out of the process. With us here at The Rental Housing Center we typically place all of our clients in one easy afternoon. We meet, look and rent. Most people take 2 months....if not longer on there own and then they get caught in a scam or over pay.
We see it all the time.
Anyway, my point to all of this is that there still seems to be the need to something that computers cannot provide....that is EXPERIENCE!
You can push buttons and blindly search all day long but the bottom line is that there is a better way. Use a professional. 
I would say about 90% of our clients say they wished they had started with us right from the beginning. 4-7 hours and done.
Folks, sometimes the electronic computer that seems effective or efficient is the lease effect or efficient source you can use.
Experience counts, use a Human!

Good time of year to shop for a rental property! Oct, Nov

This time of year is a great time to shop for a rental. You tend to get more "specials" from apartment communities for example as they try to get filled up for the long winter ahead. Lower deposits, fees waived ect.

As far as privately held rentals like houses and townhomes and condo's owners want to get these homes rented before Thanksgiving and the Holidays when people stop searching for housing. Many of these homes are in excellent shape because they didn't sell. Homes that were on the market for sale usually are freshly painted, new or new carpet, updated appliances and so forth.

Keep in mind however that the market moves very quickly still during this time of year. DO NOT try to do this on your own. The best rentals go to people that work with us.
