Hey all you Rental Bloggers...here's a tip to help save you some money. It's about this new trend called a repair deductible. What is a repair deductible. I figured you would ask this question so here's your answer. A repair deductible is charged by the owner of a rental property for this reason. They feel that if you know that you have to pay a deductible anytime something breaks you will take better care of the home. MMMMM, I guess they are assuming we all are going to destroy a home. Such old school way of thinking. Well, I have something to say to the owner who charges a deductible. Your theory is wrong! Imagine you are near the end of your lease and you notice water seeping from a crack in the bathtub or something along those lines, do you really think that the tenant is going to report the problem if the tenant is about to leave the home??? NOT GOING TO HAPPEN! Theory busted!
On the tenant side, I would again never recommend that you have a deductible in your lease and hers' why. How do I know as the applicant if the home your're about to rent has appliances and major heating and A/C systems that are on the brink of needing repair?? You might wind up paying for someone elses damage. Make sense?
I could go on and on but the bottom line is that I do not recommend charging a deductible or paying for one. I have successfully negotiated away deductibles for all of my clients in the past saving them potentially thousands of dollars.
